Specific Need
Since 1880, the theater at 410 Poyntz Avenue has brought people together in the heart of Manhattan. Now, Wareham Hall is reimagining this historic space as a 37,000-square-foot performance venue designed for the next century of arts, entertainment, and community life.
With more than 90% of our $40 million capital campaign raised and construction underway, Grow Green Match Day gifts will help us complete construction and open our doors in 2027—fully equipped to host national touring artists, university productions, local performances, and civic events.
Every gift matters, and this year, gifts of $1,500, $2,500, or $3,500 will be recognized with a personalized engraved seat plaque in our new 550-seat theater. Please see below for an explanation of those giving levels:

Wareham Hall is filling a long-standing gap in Manhattan’s arts landscape by introducing a mid-size venue designed to complement, not compete with, existing organizations. With versatile performance spaces capable of hosting music, comedy, theatre, dance, cinema, and more—and through a formal collaboration with Kansas State University’s School of Music Theatre & Dance as a “home away from home” for performances—the project strengthens the entire regional arts ecosystem.

Expanded Capacity & Versatile Spaces: At 37,000 square feet, Wareham Hall will include a 550-seat main theater, a 125-seat basement venue, and additional adaptable gathering spaces, allowing events to be right-sized for everything from intimate performances to large-scale productions.

Industry-Leading Performance Infrastructure: From fully motorized rigging to state-of-the-art sound, projection, and acoustical systems, Wareham Hall will feature some of the most advanced theater technology in the nation.

Year-Round Programming: Wareham Hall is projected to host 50–75 national touring performances annually, along with approximately 50 university and community events, strengthening Manhattan’s identity as a cultural destination.

Economic Catalyst: With anticipated annual attendance of 40,000–50,000 patrons, Wareham Hall is expected to generate more than $4.5 million in regional economic activity each year, with patrons contributing an average of $29 per visit at local businesses.

Local Job Creation: Ongoing operations are expected to support approximately 10 full-time and more than 20 part-time positions.

Education & Workforce Development: Wareham Hall will provide hands-on programming for K-12 students as well as training opportunities for college students in disciplines such as event production, business administration, hospitality, marketing, and more.
